论限购政策对房地产市场的影响 第 I 页
摘要
为顺应民生,也为了房地产业的健康发展,更为了整个经济的稳定和协调发展,中央政府多次对房地产进行调控,国务院于2011年1月26日颁布“新国八条”。“新国八条”要求全国35个城市出台限购细则。限购令的出台导致房地产市场低迷,成交量大幅度下跌,部分城市开始降价。本论文通过对房地产市场的内涵及特征及限购政策的背景和本质的了解,分析限购政策对房地产市场的影响,指出限购令不完善的地方,并提出针对性建议,进一步完善限购政策,以促进房地产市场的健康发展和房价的理性回归。

Abstract
In order to comply with the people's livelihood, but also to the healthy development of real estate industry, but also for the entire economic stability and coordinated development, the central government has carried out on the real estate regulation, The State Council introduced 8 measures on January 26, 2011. The 8 measures require the 35 city publishs restriction rules. Restriction order has led to a downturn in the property market, the volume drops substantially, partial city begins to depreciate. The present paper through to the real estate market connotation and characteristics and the purchase of the policy background and understanding of the nature, the purchase of policy analysis of the impact of the real estate market, points out that the purchase of that not perfect place, and put forward some specific proposals, further improve the purchase policy, in order to promote the healthy development of the real estate market and house price the rational regression.
